Most Braintree houses sit on lots of a quarter acre or less, so a big yard is the exception: 126 of the 432 single-family houses sold over the last two years (29%) had 15,000 sq ft of land or more. Those sold at a median of $879,500, against $700,000 for houses on smaller lots. Matched on size — comparing houses of similar living area — houses on 15,000+ sq ft lots sold for about 11% more than comparable houses on smaller lots.

126 of 432 single-family sales over the last 24 months (29%) sat on a lot of 15,000 sq ft (about a third of an acre) or more. They sold at a median of $879,500, against $700,000 for the rest.
About 11% more on a like-for-like basis. We compared median prices within size bands (under 1,400 sq ft, 1,400–1,999 sq ft, 2,000–2,799 sq ft, 2,800+ sq ft) where each side had at least 10 sales. The plain medians differ by 26%, but houses on 15,000+ sq ft lots were also larger (a median 2,397 sq ft against 1,629), and size explains much of that gap.
